Relevant Group has proposed a 15-story, mixed-use development for 121 West 3rd Street in Downtown Los Angeles, currently a surface parking lot near the Bradbury Building and Grand Central Market. 

Plans call for 331 rental apartments, 37 of which would be reserved for very low income households. There would be 266 one-bedroom and 65 two-bedroom residences, ranging from approximately 387 to 805 square feet. Most apartments would also boast private, 50-square-foot balconies.

A single-level underground garage would house 37 vehicle parking spaces, tenant storage and 45 bicycle parking stalls. Meantime, the ground floor would incorporate 6,350 square feet of restaurant or retail space, divided into three units fronting South Spring Street. A spacious residential lobby, mailroom and leasing office would hug the corner, and there would be secured storage for an additional 120 bicycles.

The building’s U-shape would begin to take form on the second floor, showcasing a landscaped central courtyard surrounded by indoor amenities including a co-working space, meeting area, cafeteria, lobby and a small library.

Additional amenities would be found on the roof, starting with a pool deck featuring lounge chairs, daybeds and group seating areas. A multi-purpose lawn with built-in bench seating would provide the perfect spot for a game of cornhole or sunrise vinyasa flow, while the outdoor kitchen and shaded dining table would encourage residents to host summer barbecues.

There would also be an intimate fire pit lounge and a 1,518-square-foot space for indoor entertaining. A well-equipped fitness center would overlook the multi-purpose lawn, making it easy for residents to take their workouts outside.

Designed by Gensler, a global design and architecture firm, the project would utilize modular construction, speeding up the building process while ensuring quality. The building’s contemporary design would be characterized by perforated metal screens, glass balcony guardrails, exposed concrete and window wall systems among other features.

Future residents of 121 West 3rd Street would live just two blocks from the new Historic Broadway subway station, anticipated to open next year. In addition to the Bradbury Building and Grand Central Market, nearby attractions include The Last Bookstore, Angels Flight Railway, The Broad, Walt Disney Concert Hall and Japanese Village Plaza.
