Integra Architecture Inc. has applied to the City of Vancouver for permission to develop a collection of stacked townhouses at 482 East 8th Avenue in the Mount Pleasant neighbourhood.
The proposed project by Reliance Properties forms the townhouse portion of a separate, but related development application for a five-storey condominium by Reliance at 471 East Broadway. The mixed-use community would replace an existing two-storey office and warehouse building currently on the site.
The application proposes a three-storey, 13.2-metre (43.3-foot) stacked townhouse complex with a total of 12 units, including five studios and seven two-bedroom units. Available floorplans will range in size from 500 to 1,737 square feet. Some units will feature rooftop patios that take advantage of the expansive views and southern sun exposure. The project would also include an underground parking garage with eight vehicle parking spaces and 32 bicycle parking spaces.
According to the design rationale, the project would support the Mount Pleasant Community Plan by providing an increased supply of housing in a location where residents can benefit from existing transit corridors and support local businesses. If approved, the townhouses would be situated on the edge of a local shopping area and one block from an arterial street that is on Translink’s Frequent Transit Network.
Designed by Vancouver-based Integra Architecture, the townhouses feature contemporary architecture that incorporates a palette of light, wood-toned panelling, vertical cladding, charcoal fibre cement panels and white corrugated metal siding. Soffits, which are highly visible from street level, will also integrate warm, light-coloured wood tones adding to the west coast aesthetic.
