A proposed residential development in East Hollywood could benefit students and commuters alike.
On Friday, an application was submitted to Los Angeles City Planning to replace an existing fourplex with a four-story apartment building containing 20 units. Situated at 923 North Ardmore Avenue, the approximately 9,050-square-foot lot is within walking distance of Los Angeles City College and the Vermont/Santa Monica Red Line station.

Due to the proposed project’s proximity to the subway, the developer (merely listed as ‘Ardmore Court LLC’) is seeking Transit Oriented Communities incentives in exchange for the inclusion of two affordable units reserved for extremely low-income households.
The complex, known as 923 Ardmore, would feature one one-bedroom unit and 19 two-bedroom units. A total of 11 units would incorporate private balconies of 50 square feet. There would be 25 vehicle spaces in a subterranean parking garage as well as 22 bicycle parking spaces.
The 900-square-foot roof garden would boast dining tables, bench seating and lush landscaping. Additional common outdoor space would be provided in the 690-square-foot rear yard, planted with a low-water groundcover.

Designed by Glendale-based architecture firm Uriu & Associates, the contemporary-style residence would tout a mix of colors and materials. Wood-look siding would be paired with earth-toned stucco, while the balcony balustrades would be either dark-framed glass or vinyl siding with peekaboo cutouts.
923 Ardmore is located just off the 101 Freeway and is around the corner from the Lemon Grove Recreation Center, which offers a baseball diamond, auditorium, basketball courts, a playground and picnic areas.
Los Angeles City College is a 12-minute walk from the planned site, while Vermont/Santa Monica station can be reached in 17 minutes. The surrounding area is dotted with grocery stores, restaurants, bars, fitness studios, theatres and daily conveniences. Plus, future residents would benefit from easy access to neighborhoods like Silver Lake, Los Feliz and Hollywood.
