Altiplano, the latest creation by multi-disciplinary design studio Project M Plus, was informed by its idyllic surroundings. The name for the three-story modern residence comes from the Spanish word for “high plain” — fitting, given the street’s steep incline and 360-degree views.
On the market for $3,295,000, the newly-constructed home features four bedrooms and three-and-a-half bathrooms with a sprawling outdoor space and secluded guest quarters. From the early planning stages, Project M Plus Founder McShane Murnane gave thorough consideration to the sweeping vistas of the San Gabriel Mountains and Downtown Los Angeles.

“The organization of the home is partly made up of strategic window placement,” said Murnane, who is recognized for his site-specific designs.
Indeed, the home is punctuated with dark-trimmed windows, sliding glass doors and rectangular skylights. Murnane opted for floor-to-ceiling windows in several locations to “express the feeling of being on the edge of the view instead of behind a railing or wall.”

The gated property at 2100 Fargo Street features a covered carport that can accommodate up to four vehicles. A set of concrete slab steps leads up to the oversized front door, which is surrounded by drought-tolerant landscaping.

The main living space is situated on the second floor and consists of an open-plan cooking, dining and entertaining area. A sizeable island anchors the gourmet kitchen, appointed with white oak cabinetry, marble countertops, brass fixtures, and integrated Sub-Zero, Wolf and Miele appliances. Meantime, the adjacent dining room offers conversation-starting views and a coffered ceiling.

“We took advantage of the mild Southern California climate by introducing a large slider in the living area so the room can open up completely to the outside,” explained Murnane. On those rare occasions when the temperature dips below 50 degrees, a marble-clad fireplace will keep the place cozy.

With a total of four bedrooms, the home provides plenty of flexibility for an artist’s studio or home office. The secondary bathrooms are playfully designed, showcasing terrazzo surfaces and brass inlays.

“The house has a just-for-parents master suite zone on the third floor so the kids can be on a separate floor,” noted Murnane. The principal bedroom provides a generous walk-in closet and a private balcony that overlooks downtown. In the evenings, Los Angeles’ spectacular sunsets bathe the space in a golden glow.

The ensuite bathroom is tiled with travertine and includes a freestanding soaker tub with wall-mounted faucets. A frameless glass shower is illuminated by a skylight and includes a built-in bench and black matte plumbing fixtures. The vanity area features fully integrated sinks and a stylish niche for storing skincare products.

The leveled backyard incorporates a pool and spa, paved patio and stretches of grass. A spiral staircase connects this outdoor space to the deck above, providing convenient access to the kitchen.

The guest quarters are located at the base of the home, equipped with a full kitchen, bathroom and closet space, plus a walkout to the patio.
