Westbank is planning a 36-storey purpose-built rental designed by global architecture firm Perkins+Will at 5055 Joyce Street in Vancouver’s Renfrew-Collingwood neighbourhood.
The 360-unit residence is set to replace an existing three-storey commercial building and YMCA, adjacent to the Joyce-Collingwood SkyTrain station. The proposal also includes 10 affordable housing units, commercial space, and an underground garage with 97 vehicle parking spaces and 627 bicycle spaces.
The structure’s proposed architectural design features a distinct bronze colour palette and a bold façade characterized by staggered balconies. The balconies’ scaffolding-like design with strong vertical elements combined with built-in planters create a pattern and rhythm that draws the eye upward. A four-storey podium anchors the building at ground level and would house a series of commercial and retail units fronting Joyce Street.
Inside, the unit mix will consist of 15 studios, 212 one-bedrooms, 98 two-bedrooms and 35 three-bedrooms. The tower would also include 10 affordable rental units priced at 20 percent below the CMHC average rent for the neighbourhood.
In addition to convenient SkyTrain access, future residents will be steps from the many shops and restaurants along Joyce Street. More amenities are a seven-minute walk south towards Kingsway including cafes, grocery stores and schools.
In the neighbourhood, new apartments are also pending approval at 3070 Kingsway, while single-family home rentals are available at 5 Clovers at Killarney.
