A boarded-up single-family home could make way for a small lot subdivision with seven residences at the corner of Oxnard Street and Ranchito Avenue in Van Nuys. An application for the proposed development was recently submitted to Los Angeles City Planning, calling for two blocks of four-story homes with sprawling roof decks and three to four bedrooms.
Designed by Los Angeles-based Holtz Architecture, the modern-style dwellings would be clad in light-colored stucco in sand and steel troweled finishes, vertical wood-look panels, aluminum-framed windows and frameless glass balustrades. The entry doors would be accented with projecting canopies and polished concrete masonry blocks.
There would be four distinct floorplans to choose from, ranging from 1,979 to 2,361 square feet. The Type A layout, of which there is only one, would feature a two-car garage, bonus room and convenient dumb waiter system. There would be three sizeable bedrooms in addition to the master retreat and roof deck.
Two Type B models are proposed, each equipped with a two-car garage, entryway and bonus room on the ground floor. The open-concept kitchen, living and dining area would come complete with a powder room, and the full-floor master retreat would be sure to win over buyers with its extra-deep walk-in closet.
There would also be two Type C options available, touting two secondary bedrooms, a two-car garage and a welcoming entryway with added storage. This floorplan would include a full-floor master retreat with a spa-inspired bathroom featuring a freestanding soaker tub, large shower, double vanity and water closet.
The two Type D residences would prioritize private outdoor space, boasting two balconies plus a scenic roof deck. The ground floor would provide a two-car garage and bonus room, while upstairs, there would be a G-shaped kitchen with three walls of cabinetry and a breakfast bar.
Dan Reichman is listed as the applicant under the LLC ‘SFV Re Development.’ Reichman is also the president of TipTop Restoration Inc., located in Van Nuys. Orange County civil engineering, planning and land surveying firm DHS & Associates Inc. will serve as the representative.
Situated at 13906 Oxnard Street, the proposed project would put future residents within close reach of the Metro G Line busway and bike path, Los Angeles Valley College, numerous grocery stores, restaurants and services, and local favorites like MacLeod Ale Brewing Co. and Bill’s Burgers.
