The COVID-19 pandemic has underscored the importance of access to outdoor space.
A recent application to Los Angeles City Planning proposes a four-story apartment building within walking distance of the North Hollywood Recreation Center. This sprawling green space features a skate park, roller hockey rink, outdoor pool, playground, sports fields, picnic areas, jogging trails and an indoor facility with year-round programming.
Encino-based real estate investment firm Elevado Group is behind the proposed project, which would deliver 16 one-bedroom, one-bathroom apartments ranging from 438 to 607 square feet. The new apartment complex at 5400 Carpenter Avenue in Valley Village would replace Elevado’s first property, a four-unit building that was demolished earlier this year, according to the company’s website. Construction is anticipated to begin in the summer of 2021.
Dubbed Carpenter 00, the residence would boast “modern open floor plans” with L-shaped kitchens, in-suite laundry, reach-in wardrobes and shower-tub combinations. Half of the units would include a 50-square-foot private balcony, but all residents would benefit from a common rear yard with hardscaping and ample greenery.
A spacious lobby would feature pedestrian access off Carpenter Avenue, and each residential floor would include a recreation room with a kitchenette and bathroom. Two levels of underground parking would provide 15 vehicle spaces and a storage room that could accommodate up to 24 bicycles.
Designed by Stockton Architects Inc., the boxy structure would be clad in white and sand-colored stucco, light gray metal siding, dark gray fiber cement siding and perforated metal screen railings. Varying rooflines and strategically placed windows would help to enliven the modern façade.

The rendering on Elevado’s website differs slightly from the one featured in the development proposal, showcasing additional windows and upgraded balcony balustrades. Livabl has included both images for reference.
Carpenter 00 is situated less than a mile from North Hollywood station on the Metro B Line as well as the vibrant NoHo Arts District. This walkable neighborhood touts live theatre venues, art galleries, comedy clubs, delicious restaurants and craft beer bars. Even closer to home, future residents will discover everyday conveniences like grocery stores, fast food restaurants, bank branches and gas stations.
