In North York’s York University Heights community, an empty lot near Downsview Park is slated for development, with a new condominium mid-rise proposed.
In December, a Zoning By-law Amendment application was submitted to city planners to build a 12-storey condo building with 158 units at 3374 Keele Street.
The rectangular development site is located just north of the Keele Street and Sheppard Avenue West intersection, and is northwest of Downsview Park. The lot spans an area of 27,480 square feet, and is vacant with some greenery growing along the perimeter, the planning rationale by Bousfields Inc. explains.
Under the application, the site would be transformed into a 12-storey building with 129,360 square feet of gross floor area for a total height of approximately 140 feet.
According to architectural drawings, three two-bedroom units would be constructed on the east side of the building’s ground floor fronting Keele Street, positioned slightly south of the principal entrance and lobby that would also share frontage onto the street. A driveway located on the north side of the building would provide access from Keele Street to an underground parking ramp with access to 107 below-grade vehicle spaces. The ground floor is also shared with a stacked bicycle storage room, elevator lobby and a bike repair station.
A 3,538-square-foot indoor amenity area would be housed in the southern portion of the ground level, connected by an entrance to a rectangular 2,518-square-foot outdoor amenity space with flexible seating, cooking stations and dining areas along the property’s western side. Additional indoor and outdoor amenity spaces have also been proposed for the 11th floor.
High-quality landscaping is promised for the building’s grounds, which would include seasonal plants, seating areas and the retention of four existing trees.
The 158 condo units proposed would be broken down into 86 one-bedroom, 56 two-bedroom and 16 three-bedroom suites. According to the application’s project data sheet, unit sizes would average 550 square feet for one-bedroom units, 750 square feet for two-bedroom suites and 925 square feet for three-bedroom units. Private balconies would be provided for each unit.
