A series of low-rise properties in Toronto’s South Parkdale neighbourhood could be demolished to make way for a new condo building that would be minutes away from the Exhibition GO station.
In mid-January, a Zoning By-law Amendment application was submitted to city planners to construct a 16-storey condo development with 273 units at 2-24 Temple Avenue. The developer, Curated Properties, proposed another condo project near Yonge and Eglinton in October last year, and has previously worked on The Plant Condos and Edition Richmond.
The proposed development lands span 0.6 acres on the northwest side of Temple Avenue and Dufferin Street, just south of King Street West. A collection of two- and three-storey detached and semi-detached houses currently occupy the lot.
If approved, the condo building would encompass 212,006 square feet of gross floor area, including a five-storey base building and three-storey townhouse units fronting onto Temple Avenue. Street furniture, decorative paving and plants would be included to enhance the public realm.
Of the proposed 273 residential units, the breakdown would consist of 14 bachelor suites, 131 one-bedroom, 100 two-bedroom and 28 three-bedroom units. The average size of the units would span approximately 441 square feet, 570 square feet, 785 square feet and 1,108 square feet, respectively.

Twenty-two rental suites would be included as replacements for the existing units on the site, adding 13 bachelor suites, four one-bedroom, four two-bedroom, and one three-bedroom apartments to the mix. The planning rationale, created by MHBC, explains that the rental replacement units would be comparable in size with the exception of the one-bedroom suites, which would be smaller.
All tenants and residents would have access to the building’s 11,947 square feet of indoor and outdoor amenity spaces. In addition to a courtyard and indoor amenities included on the ground floor, the sixth level would feature an outdoor terrace. An underground parking garage would provide 97 resident and 12 visitor parking spaces. Indoor bicycle parking facilities and storage lockers would also be available on site.
