A small lot subdivision featuring six single-family homes could provide future residents with sweeping views of the Los Angeles skyline.
Last month, applicant Michael Cohen of MF One Investments, LLC submitted an application to Los Angeles City Planning to develop an 8,193-square-foot lot at 955 Everett Street in Echo Park. According to an old real estate listing for the property — which sold for $999,000 last November — grading and the initial foundation work has already been completed.

The proposed plans call for six single-family homes to be built side-by-side, each containing two bedrooms, two-and-a-half bathrooms, a two-car garage and roof deck. The four-story homes range from 1,495 to 1,626 square feet and are perched at the top of a hill, just steps away from Everett Park.
The garages tout one standard-size and one compact-size parking space, along with a bicycle storage area. The sleeping quarters are located upstairs, and each bedroom boasts an ensuite bathroom. The good-sized secondary bedroom includes a reach-in closet and a combination tub and shower. Laundry facilities are also found on this floor for added convenience.

The principal suite offers a generous walk-in closet and an ensuite bathroom with a double vanity and large shower. Oversized windows are designed to fill the spaces with natural light.
On the third floor is the open-plan kitchen, living and dining space, including a powder room and what looks to be a walk-in pantry. Each residence comes with a center island featuring an integrated dishwasher and double bowl sink.
The placement of the entertainment area ensures easy access to the roof deck, which is spacious enough to accommodate a dining set, sectional sofa and a fire pit. Each roof deck is equipped with a wet bar that could function as an outdoor kitchen should you decide to add a barbecue.

Designed by Levitt + Moss Architects, the single-family homes are characterized by sloping rooflines, dark-trimmed windows, glass and solid balcony guardrails, and modern garage doors. The exterior is to be clad in stucco, wood-look, and board and batten siding, showcasing a contemporary aesthetic.
955 Everett Street is about a 15-minute walk from Dodger Stadium. Nearby Sunset Boulevard is lined with restaurants, bars, coffee shops and small businesses. If the small lot subdivision is ultimately approved, future residents will live moments away from several greenspaces including Echo Park, Elysian Park and Los Angeles State HIstoric Park.
In the neighborhood, two single-family homes remain at The Everett 7, while a handful of two-bedroom condos are still up for grabs at 957 Figueroa Terrace.
