Toronto’s Garden District is in the midst of a transformation with several new high-rise developments either planned or already underway. One of the neighbourhood’s newest projects is the 458-unit JAC Condos by Graywood and Phantom Developments.
A formal groundbreaking ceremony including members of both developers and the team at Baker Real Estate was held in July to celebrate the official start of construction. Today, the site at 308 Jarvis Street is fenced off as crews prepare for the next phase of construction including shoring and excavation work.
Most of the property has been cleared as it was previously used as a surface parking lot. However, the northeast corner was home to a heritage property that suffered a devastating fire in 2019. The two-storey, Beaux Arts-style home, which was originally built in 1865, was one of the last examples of the mansions that once lined Jarvis Street. While the interior of the home was gutted by the fire, its north and east façades will be restored and incorporated into the new condominium’s podium. The reimagined space will serve as one of the development’s amenity spaces and will feature a tech lounge, coffee bar, library and multipurpose rooms.
The other half of the podum will consist of a brick-clad, 10-storey section that will house the building lobby, fireside lounge and a gallery space. Tucked behind the brick structure is a modern, 34-storey glass and steel tower designed by Turner Fleischer Architects, which draws inspiration from the Equilibrium mural by Spanish street artist Okuda San Miguel that dominates the façade of the adjacent student residence. The design incorporates patterns of prismatic modules into two façades of the tower to complement the mural, and features special iridescent paint that changes colour depending on the angle of the viewer.
Interiors are by Tomas Pearce Interior Design Consulting and boast open-concept layouts with modern finishes. Each suite includes standard features and finishes such as wood-grain plank laminate flooring, cabinetry with soft close doors, and quartz countertops.
