In Etobicoke’s Islington – City Centre West neighbourhood, a newly proposed mixed-use development would provide more than 1,100 homes and new public spaces close to the Kipling TTC and GO Transit stations.
In late August, a rezoning application was submitted to city planners to construct a four-tower project with 1,149 residences at 56, 58 and 60 Fieldway Road. Spanning more than 980,000 square feet in gross floor area, the development envisions the creation of new office, childcare and public park space, plus two Privately-Owned Publicly Accessible Spaces used as pathway connections.
The proposed development is located on the north side of Fieldway Road, just east of Kipling Avenue. The rectangular site, which comprises three properties, abuts the Hydro One corridor and the Canadian Pacific/ Metrolinx Milton GO rail line located to the north. A CP spur line divides the site on its eastern side.
The Kipling Transit Hub, which provides access to GO Transit, MiWay and the TTC, is located just west of the site on the opposite side of Kipling Avenue. A two-storey auto-repair shop, a one-storey car dealership, a single-storey truck dealership and paved parking areas occupy the land.

If approved, the development would create a 10-storey mid-rise building along with three towers ranging from 22 to 35 storeys. Of the 1,149 residences proposed, the breakdown would include 36 studios, 663 one-bedroom, 334 two-bedroom and 116 three-bedroom units. According to the application’s project data sheet, the suites would be tenured as condos.
The site would be organized into three development blocks, with the buildings arranged in a row parallel to Fieldway Road. The easternmost block of the site, which is divided by the CP rail spur, would consist of a 26,115 square-foot landscaped public park with a splash pad, play areas and seating.

Development Block One would be situated immediately west of the spur line. The 10-storey mid-rise (Building 1A) would share a five-storey podium with the 22-storey Building 1B. Approximately 4,650 square feet of childcare space would be provided at the base of Building 1A next to an outdoor recreation area.
A north-south pedestrian POPS that runs east of the buildings would offer access to the rear of the site from Fieldway Road. The POPS would also serve as potential pedestrian access over the rail corridor via a multi-use bridge to the Six Points master-planned development which is slated north of the project. Two-levels of underground parking would house 277 spaces and 297 bicycle parking spots for buildings 1A and 1B.

The two remaining towers would be constructed on Development Block Two, with the 32-storey Building Two to the east and the 35-storey Building Three to the west. A driveway between the two buildings would provide access to a two-level underground parking garage with 364 car spaces and parking for 625 bicycles. The second north-south POPS located west of Building Three would lend a pedestrian pathway connection from Fieldway Road to the south parking lot for Kipling Station. Roughly 10,064 square feet of new office space would be created on the ground floor of Building Three.

A combination of indoor and outdoor amenities spaces would be provided in each tower in the project, totaling approximately 46,004 square feet. More than half of the net site area would be designed as landscaped open space, excluding the public park.
