North York City Centre is home to a number of new condo developments, with 1,194 units currently under construction according to data from BuzzBuzzHome.
A new high-rise project that was recently proposed behind a public utility station could potentially add even more units to the neighbourhood’s mix just a few minutes walk away from the Finch TTC subway station.
Last week, an official plan and zoning by-law amendment application was filed with the City of Toronto to construct a 28-storey tower with 360 units at 31 Finch Avenue East. Capital Developments, who is the developer on the project according to BuzzBuzzHome, is also behind e2 Condos in Midtown and the 62-storey 11 Yorkville project.
The development site is located on the south side of Finch Avenue East, just west of Doris Avenue and east of Yonge Street. The irregularly-shaped lot contains four parcels of land, inclusive of 31 Finch Avenue East along with 32, 36 and 38 Olive Avenue. A two-storey brick building occupies the portion of the site fronting on Finch Avenue East. Originally constructed in the 1950s, the building is currently used as a Bell Canada switching station. A surface parking lot and vacant land that was once used for now-demolished houses also inhabits the site.

The new development would divide the site into separate parcels, retaining the existing Bell building and construct a new 28-storey residential high-rise fronting onto Olive Avenue.
Of the 360 units proposed in the high-rise, the breakdown would include 140 one-bedroom, 101 one-bedroom-plus-den, 82 two-bedroom and 36 three-bedroom units, plus a singular two-bedroom-plus-den suite. Four two-storey townhouse units would be constructed onto Olive Avenue, each with pedestrian access through a private patio.

A four-storey base building would support the tower. The main entryway to the building’s residential lobby would stem from the Olive Avenue sidewalk, while a second entrance would be created off of a proposed driveway along the western edge of the site. A lounge area, amenity space and mailroom would comprise the ground floor.
The high-rise would provide 1,087 square metres of amenity space, dividing almost equally for indoor and outdoor uses on the ground and third floors of the building.

The development would provide 124 parking spaces in a three-level underground garage, plus 271 bicycle parking spots.
In the neighbourhood, sales recently started for M2M Squared Condos, while registration is open for Yonge & Finch Condos.
