Vancouver’s South Cambie neighbourhood could be the future site of a 60-unit residential development that was recently proposed near West King Edward Avenue and Cambie Street.
In early April, the City of Vancouver published a rezoning application for a six-storey strata titled residential building located at 4261 Cambie Street and 503 W 27th Avenue. The application was originally received by the City in mid-February, and virtual open houses about the proposed building are scheduled to take place from May 2nd to May 22nd.
The proposed 1,880 square-metre development site is located on the southwest corner of W 27th Avenue and Cambie Street, just south of West King Edward Avenue and the King Edward SkyTrain station. If built, the six-storey project would span approximately 5,436 square metres of gross floor area and rise a little over 77 feet in height.
According to the application’s booklet, the design of the building is inspired by British Columbia’s “thick coastal rainforest,” with a horizontal stepping and layered architectural design to create a modern contemporary West Coast aesthetic. Metal panels, glass railings and painted white concrete would make up the mid-rise’s exterior.
“The layering of similar forms together creates a tapestry, and when viewed from a distance can be comprehended as a complete composition,” explains the booklet. “This reflects our theme of ‘parts to the whole’ contrasting yet in harmonious balance with the existing structure.”

The architect on the project, Arno Matis Architecture, has also worked on Cascade City in Richmond and Semiah in White Rock.
Of the 60 units in the project, the breakdown would include 25 one-bedroom, one one-bedroom-plus-den, 26 two-bedroom and six three-bedroom suites, plus two three-bedroom townhomes. Unit sizes would range from 492 square feet to 1,464 square feet. Some ground-floor units would be provided with patios and terraces, while the penthouse suites would feature rooftop decks with seating areas and fire pits, according to the application’s architectural drawings.
The building would provide a 653 square-foot amenity space with a kitchen and seating areas on the ground floor adjacent to an outdoor children’s play area and urban agricultural plots. The main entry to the building and the elevator lobby would be accessible from Cambie Street. A variety of adaptive and native plants would be incorporated as part of the site’s landscaping plan, in addition to nine trees that would be retained as part of the project.
A two-level underground garage would provide parking for the site, with 88 total parking spaces available throughout. A total of 132 spots would be made available for bicycle parking.
In the neighbourhood, construction is ongoing at Chelsea, while sales are underway at Lilibet.
