Harlem’s The Adeline at 23 West 116th Street has been selling like crazy since it hit the market in January.

Within a month of the sales launch, the 12-story, 83-unit condominium building has reached the 50 percent mark. The project by L+M Development Partners offers one- to four-bedroom residences. Available units range from 1,046 square feet to 1,912 square feet. Halstead Property Development Marketing (HPDM) is exclusively handling sales and marketing.

“I think we’ve been lucky; the market has really been in our favor,” Tell Metzger, Development Director at L+M, said. “There’s an incredible demand for quality homes in Harlem, crashing with a lack of supply. We’re completely out of one-bedrooms; we’re selling $2.5 million apartments off of floorplans.”

The interiors have wide-plank oak floors, hand-laid herringbone tile, walk-in closets, tiled laundry closets with Bosch washer/dryers and high-efficiency individual heating and cooling systems. The kitchens are finished with lacquer cabinetry, marbled Caesarstone countertops and Energy Star stainless steel appliances and fixtures by Bosch, Kohler and Grohe. Master bathrooms come with herringbone-patterned porcelain tiled floors, custom vanities and glass enclosed walk-in showers with rain showerheads.

Perkins Eastman designed the handsome gray building, located across the street from the Kalahari condominiums, another L+M project.

“Context is everything,” Metzger said. “We tried to pay attention to the look of the street, the history of the neighborhood… The idea was that the entire building would tie in sleek modern elements with more comforting traditional elements.”

The development was named after Adeline Waller, the mother of jazz legend Fats Waller and wife to Reverend Waller, who was a minister at Harlem’s Abyssinian Baptist Church. “It felt like the right way to respect the history of the area without hitting you over the head,” Metzger said.

In contrast to the single-setback buildings that populate the neighborhood, 23 West 116th has three setbacks for a “syncopated design,” according to Metzger. “It cost more to build, and we lost a bit of sellable area, but it felt like an appropriate nod to the Jazz Age.”

The multiple setbacks also allowed the developer to build spacious terraces; the average terrace measures about 600 square feet, and some apartments have terraces measuring more than 1,000 square feet. “It’s almost like having a backyard,” Metzger said.

Green space also abounds in the amenities, with two levels of shared outdoor areas — a landscaped 5,800-square-foot central courtyard and a 2,300-square-foot landscaped common roof deck.

The building has a 24-hour doorman, children’s playroom, gym and lounge with workspace, screening area and kitchenette. Residents get bike storage and refrigerated package delivery; for an additional expense, they receive private storage. There is also on-site parking.

“We’re really thinking about how much of a hustle New York City is and how you want to come home to an oasis,” Metzger said.

The entire development consists of a 12-story condo building and one nine-story building with 111 affordable rentals. The rentals are being developed simultaneously with the market-rate condominiums.

Occupancy is expected for Fall 2014. Two-, three- and four-bedroom homes are available with an anticipated 25-year 421-a tax abatement.
