A hefty mixed-use development is in the works for 744-760 Bedford Avenue, on the border between Williamsburg and Bed-Stuy.
Clocking in at approximately 103,385 square feet, the seven-story building will have 104 apartments, according to permits filed today. The development will span 17,999 square feet of commercial space and 85,386 square feet of residential space, translating to roughly 800 square feet per apartment.
There will be enclosed parking for 60 cars. The 70-foot-building will rise on a 213-foot-wide lot, composed of several adjacent parcels near Hasidic Williamsburg. The site is currently occupied by Concord Plaza Inc., a kosher catering hall.
The developer listed on the Department of Buildings filing is Mendel Roth of Bedford Roth Holding LLC, which owns property at 742 Bedford, 744 Bedford, 760 Bedford, 16 Skillman Street, 430 Flushing Avenue and 434 Flushing Avenue. The lots at 744-760 Bedford have belonged to Bedford Roth Holding LLC (under a different name, Bedford Flushing Holdings Corp.) since 1993, according to public records.
Roth is affiliated with kosher wedding hall Eden Palace at 420 Flushing, on the same block as the site slated for development.
We’re curious about the intended demographic for this project; a look at the Schedule A filing reveals few Brooklyn hipster-type amenities (no bike storage?).
