Long-stalled 265 East Houston in the Lower East Side is actually progressing.
Also known as 179 Suffolk Street, the site on the southwest corner of Houston and Suffolk has a complicated history. In 2008, developer 265 East Houston LLC purchased the property from Iglesia Pentecostal Arca de Salvacion for $500,000, according to public records.
Permits were filed in March 2008 for a new apartment building, and construction began in 2009, Bowery Boogie reported. In April 2010, excavation work on the site cracked neighboring 255 East Houston, a day care center named Action for Progress. Building inspectors issued a stop-work order, and the day care was forced to leave its permanently destabilized building.
Then, as Bowery Boogie reminds us, “all went silent… for three years.”
In December 2013, EV Grieve spotted a new rendering posted at the vacant lot and newly approved plans for a 10-story, 14-unit building. The latest round of permits, issued earlier this month, calls for 2,527 square feet of community space and 11,522 square feet of residential space. Astoria-based Defonseca Architects is the architect of record. According to the Schedule A filing, there will be a church on the first and second floors, with apartments starting on the third floor. A duplex will occupy the entire 10th level and part of the ninth level.
The in-progress building is about halfway to its final 118-foot, 10-story height. On-site construction signage says the project will be finished around Fall 2014. Shots from yesterday (h/t buzzbuzzyoori):
