A Crown Heights development site directly across from Prospect Park is on the market with an asking price of $5 million.
Located on the corner of Washington Avenue, the vacant 40′ by 82′ lot at 1 Sullivan Place has unobstructed views of the park. The irregular site comes with 20,385 buildable square feet, along with plans for an eight-story, 16-unit apartment building.
The permits, filed on September 23rd by the current owner, have yet to be approved; they call for a 20,552-square-foot structure with a common roof terrace, private exterior space, storage, bike storage and 532 square feet of community facility space on the ground floor. Workshop Design & Architecture is the architect of record. Of the proposed apartments, four are one-bedroom units, nine are two-bedrooms and three are three-bedrooms.
The lot previously traded for $2.5 million in April to Sullivan Gardens LLC, Department of Finance records show. Before that, it sold for $850,000 to One Sullivan Place LLC in 2006.
