Developer Serge Hoyda is moving along with plans for a new residential building on part of a Lower East Side community garden lot.
A six-story, six-unit project will unfurl at 157 Norfolk Street, according to a plan exam application filed November 22nd. Kutnicki Bernstein Architects is the architect of record. The building will measure 7,242 square feet, with a gym and a penthouse level.
Hoyda’s S&H Equities owns about half of the land at the Children’s Magical Garden on Norfolk and Stanton streets, DNAinfo reported. The developer erected a wire fence in May to close off his portion of the lot, citing liability concerns.
In late June, the city’s Department of Housing Preservation and Development transferred ownership of the remaining half of the lot to the Children’s Magical Garden, permanently protecting those parcels as park space. Two weeks later, S&H Equities installed a plywood fence around the development site, DNAinfo reported.
S&H Equities acquired the land in 2003 for $180,000, according to public records.
