Bed-Stuy development The Verve Condominium at 170 Putnam has entered the market.
Located on the border of Clinton Hill, the four-story building has three units — a ground-floor duplex with a private garden and two triplexes with roof decks. Pricing ranges from $995,000 to $1.15 million. The interiors have wide white oak flooring, remote-controlled floor-to-ceiling windows, Caesarstone countertops, Kitchen Aid appliances and bathrooms with Italian tiles.
The two triplexes measure 1,111 to 1,168 square feet and feature ceilings up to 20 feet. The 1,954 square-foot garden duplex has two bedrooms and a lower recreation room, with backyard access on both levels. Amenities include individual storage.
Department of Buildings permits filed in 2012 list the developer as Urban View, the same firm behind 246 Quincy Street, another three-unit project in Bed-Stuy (DOB permit here). Also a boutique building with two triplexes and a garden duplex, 246 Quincy commenced sales in late January, Brownstoner reported. The two-bedroom, two-bathroom apartments were priced from $850,000 to $895,000, with white oak flooring, stainless steel appliances and central air conditioning. As with 170 Putnam, the triplexes in 246 Quincy have double-height living rooms. Two of the three units are in contract.
