A multi-phase residential development could replace an underutilized commercial property on the fringes of Downtown Culver City. Two seven-story buildings comprising 207 apartments have been pitched for 10003 Washington Boulevard, according to a development application filed with Los Angeles City Planning last week.
The site in question, which stretches from Clarington Avenue to Dunn Drive, is currently occupied by a Wells Fargo branch, surface parking lot and single-story office building. Beverly Hills-based Mapleton Investments is behind the proposed development, which would include a mix of studio, one-bedroom and two-bedroom apartments, plus live/work units and townhouses.

Phase 1 would consist of 111 apartments with live/work units and townhouses occupying the ground floor. Pedestrian access to the lobby would be located along Washington Boulevard and there would be two levels of subterranean parking.
Phase 2 would incorporate 96 apartments with ground floor live/work units, a rooftop deck and one level of subterranean parking. The building would have its own lobby and connect to Phase 1 by way of publicly accessible open space and a breezeway, as well as a shared, podium-level amenity deck with a pool, jacuzzi, barbecue, dining area and indoor lounge.
Each structure would feature a roof deck and an indoor lounge, however, that of Phase 2 would be substantially larger, complete with a dog run, jacuzzi, fire pits, cabanas, a barbecue and dining area, ample seating and a yoga lawn. There would also be an indoor amenity room, sauna and restrooms. Meantime, the smaller roof deck included in Phase 1 would tout loose seating, lush landscaping, a work bar and an indoor amenity room.

A total of 126 vehicle parking spaces and 154 bicycle stalls would be provided across both structures. Future residents would also benefit from easy access to Culver CityBus routes and the Palms Metro Expo Line station.
10003 Washington Boulevard was envisioned by architecture firm Steinberg Hart, featuring landscape design by RIOS. The modern, black and white façades would fit seamlessly with the surrounding apartment buildings and the terraced One Culver, located just across the street.
The proposed development would be steps away from Sony Pictures Studios, Kirk Douglas Theatre, The Culver Hotel, and the countless restaurants, bars and shops that line Downtown Culver City. Trader Joe’s and Sprouts are within walking distance, as is the twice-weekly farmers’ market along Main Street.
