Several single-family buildings are gracing a development site at 295 Hicks Street in the Brooklyn Heights Landmark District.
The three single-unit townhouses will each be four stories and 50 feet tall, according to the plan exam application filed February 5th. The project will rise on a parking lot, with Nikolai Katz Architect as the architect of record. Each home will have a fourth-floor terrace.
The developer is an LLC affiliated with SDS Procida, which developed the Studio 322 at 322 Hicks Street and On Prospect Park.
Catholic Charities, Diocese of Brooklyn owned the property for more than 30 years before selling it in December 2012, the Brooklyn Eagle reported. The 48′ by 100′ lot traded hands in an all-cash transaction valued at $4.325 million, according to Massey Knakal, which handled the deal. The sales price equates to about $414 per buildable square foot — the highest price for a development site in the neighborhood’s history. The lot received more than 50 bids.
Warren Frank, who lives at neighboring 32 Garden Place, told the Brooklyn Eagle, “My wife is fearful about losing our light and air.” However, the developers “certainly have a right to build there; these are buildable lots.”
