Last time we updated you on the staggering opulence of top-tier condos in San Francisco we were looking at a Nob Hill penthouse on the market for nearly $9.5 million. That was only four months ago. Now the city’s most expensive residential listing is a $49 million penthouse spanning the top two floors of the Lumina development at 201 Folsom Street. Standing 42 stories tall, Lumina is located next to the waterfront in South Beach. The high roller who snatches up this condo will have wide-open city views as long as Karl stays out of the way.
Bernardo Fort-Brescia, the architect from Arquitectonica who designed the building, explains the spatial inspiration as “…the vertical proportions of the grand rooms in the Lumina duplex penthouse come from Old World architecture. There’s nothing that replaces the sense of a grand space.”
And grand space it certainly is, with a 13,800-square-foot interior as well as 1,200 square feet of outdoor living space. The penthouse boasts five bedrooms and five full bathrooms, along with two partial bathrooms. The listing describes it as a “curvilinear configuration” to maximize view potential with 20-foot high glass windows in the living rooms.
The private rooftop terrace (it is a penthouse after all) is where occupants can grip cocktails and bundle up against the inevitable high altitude winds. After taking a quick virtual tour of the home and building, you’ll find there is also an indoor pool, “crafted for connoisseurs of refined urban living.”
