A three-story townhouse asking $5 million is the most expensive Boerum Hill listing ever.
Located at 492 Warren Street, the 1899 property will be redeveloped as a four-bedroom, 2.5-bathroom residence measuring 4,200 square feet, including exterior space. Upon completion, the townhouse between Bond and Nevins streets will have a cinema room, billiard room and a 900-square-foot roof deck with an in-ground swimming pool. Galleria Group is marketing the home as a pre-construction purchase opportunity; the listing went live in July. The property traded for $675,000 in April to 492 Warren Street Inc., according to Department of Finance records. We’ve yet to see any Department of Buildings permits filed.
This past summer, Boerum Hill witnessed another real estate record when a development site at 472-484 Atlantic Avenue sold for about $18 million, or $373 per buildable square foot. The deal represented the highest price per buildable square foot ever paid for a development site of that size in Brooklyn, the Commercial Observer reported. The one-story building at the corner of Nevins Street measured 16,100 square feet, and the lot can accommodate a development of up to 48,300 square feet. The buyer plans to build a mixed-use condo with ground-floor retail.
