Bushburg Properties and Nataliya Donskoy of ND Architecture are teaming up for two new Brooklyn projects.
The larger building, located at South Slope’s 635 Fourth Avenue, will be 12 stories tall, with 91 units, according to the plan exam application filed January 29th. The mixed-use building on the corner of 19th Street will have 2,995 square feet of commercial space on the ground floor and 1,392 square feet of community facility space. The development will include an attended parking garage.
The site was formerly home to a branch of the Seafarers International Union, which (just so you know) represents professional United States merchant mariners sailing aboard U.S.-flag vessels in the deep sea, Great Lakes and inland trades. But don’t feel too bad for the seamen; Bushburg purchased the property from the Seafarers for $10 million in December 2013.
Meanwhile, several houses at 50-54 Clarkson Avenue in Prospect Lefferts Gardens will make way for a new eight-story building, according to a plan exam application filed January 29th. The project, located between Flatbush and Bedford avenues, will have 48 apartments. There will be a recreational room and bike storage, with six apartments per floor, according to the Schedule A filing.
Demolition permits were filed in March 2013 for the existing structures at 50, 52 and 54 Clarkson. The three buildings traded for a total of about $1.75 million in 2013, according to public records.
Certifiably hip Bushburg previously built a 24-unit development at 385 Troutman Street and Bushwick’s The Loom, an mini-mall/anti-mall with artisan shops, according to The Real Deal.
The developer has also tapped Donskoy for the conversion of the landmarked Ridgewood Theater in Queens. The mixed-use project will have commercial space, 40 apartments and about double the floor area, WyckoffHeights reported.
