A new townhouse development has landed on the market in Clinton Hill.
Located on a huge site between Classon and Grand avenues, 76 Lefferts Place consists of 31 residences spread across four new buildings at Nos. 76, 80, 84 and 88. Officially named The Lefferts Place Mews, the one- to three-bedroom condos include garden duplexes, full-floor homes and top-floor duplexes with private roof decks.
Pricing for available units starts at $625,000 for a 724-square-foot one-bedroom and goes up to $1.495 million for a 1,525-square-foot two-bedroom.
The brick townhouses were designed to match the other homes on Lefferts Place, according to the first batch of listings.
Interiors are rendered in a natural palette with open layouts, Siberian oak flooring, detailed millwork, large windows, central air conditioning, walk-in closets and bathrooms with radiant heated flooring.
Corcoran Group is handling sales at the property. The sales center is located at 11 Greene Avenue.
In June 2012, The Leffert Townhouses LLC purchased the long-vacant lot for $3.4 million, according to Department of Finance records. That year, permits were filed for seven four-story, three-unit townhouses, Brownstoner reported.
In March 2013, the property wound up on the sales block again. The Massey Knakal listing described the space, which allowed for 39,264 buildable square feet, as “the largest townhouse development site currently available within the sub-market.”
In July 2013, the owner sold the site to 76 Lefferts Place LLC for $7.85 million. “For him to turn around a profit, with no risk, and not worry about having to build eight or 10 townhouses — that was his move,” Massey Knakal Realty Services’ Stephen Palmese, who brokered the deal, told the Wall Street Journal.
Construction started in August 2013, according to Brownstoner.
