With demand largely driven by empty-nesters looking to downsize, just several units remain at Grid DevelopmentsSunday School Lofts, a boutique condo project in Toronto’s east end Riverdale neighbourhood.

Some 65 per cent of buyers have been empty-nesters as 27 of the project’s 32 units have sold, according to the sales centre, which is now operating by appointment only at 14 Dewhurst Boulevard, the future site of Sunday School Lofts. George Popper, founding partner of Grid Developments and architect for Sunday School Lofts, possesses a deep understanding of this segment of the market as he himself was in a downsizing empty nester position not too long ago. Together with the Grid Developments team, he designed units with generous layouts and proportions to appeal to the empty nester buyer group.

But it’s not only empty nesters who are seeing the appeal of Sunday School Lofts. Twenty-one per cent of buyers are young professionals, while only 14 per cent are investors. In fact, a whopping 85 per cent of purchasers intend to live in their units. Buyers have come from as far as Oakville, Burlington, Uxbridge and Woodbridge, the builder says.

Available units include one-, two- and three-bedroom layouts, as well as a larger penthouse suite with rooftop terrace.

Sunday School Lofts works the Georgian Classical-style red-brick facade of a 1925 church into its design, touching on the heritage of the Riverdale site while adding modern flare. Large windows, glass-railed balconies and distinct black brick play against the wooden doors and stained glass of the church.

The residences have open-concept layouts with 10-foot ceilings in the main living areas, as well as large closets and ensuites. High-quality touches, such as granite or quartz countertops and hardwood floors, abound.

Only minutes from Donlands Subway Station, Sunday School Lofts provides the opportunity to live on a calm, tree-lined side street and yet be right on the edge of bustling Greektown, or the Danforth, with its myriad cafes, restaurants and entertainment.

Sunday School Lofts is one of the latest projects from Grid Developments, which is a merger of infill specialists Aykler Developments and Urban Fabric Development.
