Seattle’s housing market is picking up considerable momentum as high demand is causing home prices to surge. As one of the city’s most desirable neighborhoods,  Ballard, known for its Scandinavian and maritime roots as well as its shopping and dining scene along Ballard Avenue and Northwest Market Street, has quickly become one of Seattle’s most in demand neighborhoods again.

Prices are nearing their 2007 pre-recession peak and Ballard’s housing market is fully in the seller’s control, writes Seattle realtor Conor MacEvilly.

The new residential construction market in Ballard is also heating up, with BuzzBuzzHome’s Market Snapshot tool showing that there are 881 homes under construction in the area and more planned.

The new housing options are vast and most are located within walking distance of some of Ballard’s most beloved restaurants like The Sloop and landmarks such as the Ballard Locks.

Odin Apartments by Equity Residential

Odin Apartments

This seven-story apartment building contains 286 units and is located within walking distance of the Ballard Sunday Market.

Available floorplans range from studios to two bedrooms and lease from $1,472 to $2,696 per month. Building amenities include a pet grooming room, electric car chargers, rooftop deck, fitness center, barbecue area and courtyard.

Vive by Goodman Real Estate

Vive

Currently in pre-construction at the northwest corner of 51st Street, Vive will provide 81 rental units with its five stories. The development is located within Ballard’s Brew District meaning Hilliard’s and Peddler breweries are only a short bike ride away. Designed by Seattle-based architecture firm Studio Meng Strazzara, Vive is also set to offer a rooftop deck and a barbecue area for residents.

SOLO Lofts Ballard by InHaus Development Ltd.

Solo Lofts

Fall 2015, units at SOLO Lofts are priced from $499,000.

Located near Northwest Market Street, the condo building was constructed to  BuiltGreen 4Star standards and offers Energy Star Bosch stainless steel appliances. Designed by Chris Pardo Design, the units feature sustainable materials such as low-VOC finishes.

Currently in registration, Salt Condos will offer one- to three-bedroom layouts with unit sizes ranging from 560 to 1,042 square feet. Located a block from Northwest Market Street, residents will have plenty of Ballard shops and cafes within easy walking distance.

Each unit will be equipped with high efficiency windows and Energy Star appliances. Community amenities include gated parking, a rooftop deck and a communal gathering space for residents.
