Prospect Heights’ 951 Pacific Street, a Passive House condo project, is actively on the market.
Named R-951, the four-story, three-unit building sports a rooftop solar system that provides electricity (4 kW, to be exact) for each residence. This is the first development by Further, Inc., a partnership by Ray Sage, Wendy Brawer and Paul Castrucci.
The structure, designed by Castrucci, is wrapped in a high-performance envelope sealed with a breathable membrane system, stucco and zinc. The homes are all duplexes with private outdoor space, and a 1,200-gallon rainwater harvest system waters the gardens.
Pricing for the trio of energy-efficient apartments ranges from $1.4 million for a 1,617-square-foot one-bedroom to $1.567 million for a 1,567-square-foot three-bedroom. Apartment 1 has a deck and back yard, Apartment 2 has a balcony and terrace and Apartment 3 has a penthouse with two terraces.
Interiors include tilt-and-turn triple-glazed windows, sound-dampening floors topped by white oak, LED lighting, in-unit washer/dryer and bathrooms with White Carrera marble floors, soaking tubs and Grohe fixtures. Every open kitchen is fitted with stone countertops, white lacquered cabinetry and a Energy Star Electrolux refrigerator. The residences have outlets for daytime backup power in case of a utility grid outage.
