Developed by Parallax Development Corporation, Theory Condos is a 30-storey residence coming soon to downtown Toronto. The project is located at 203 College Street, at the corner of College and Beverley streets, just south of the University of Toronto campus.
Work on the project began in early 2018, when the five-storey apartment building with a Starbucks at its base was demolished to make way for construction. Excavation and shoring work was wrapped up and a crane was installed by the end of summer 2018. Construction on the podium and tower continued through much of 2019, and the first signs of exterior cladding were visible by early 2020.
Today, much of the exterior below the 29th floor is enclosed in a dark-hued cladding composed of grey spandrel, metal panels, black mullions and a glass window wall. The design of the facade features four-storey rows of light-tinted windows separated by shifting rows of darker windows that create a distinct pattern. The tower crane is still on site, however, it shouldn’t be long before it’s dismantled as crews are now working on the final two levels.
When complete, the Page + Steele IBI Group Architects-designed condominium will feature a contemporary residential tower, a five-storey podium and underground public parking. Like the former apartment building that previously stood on the site, Theory Condos will feature ground floor office and retail spaces, including anchor tenant Starbucks.
Inside, the development will house a total of 309 suites ranging from one- to three-bedroom units with interior finishes curated by U31.
Amenities are situated within the podium and include a fitness centre, party room, lounge and a movie room. Residents will also have access to an expansive outdoor terrace with lush landscaping, a barbecue and dining area, and plenty of lounge seating.
