Non-fungible tokens (NFTs) are the hottest thing in Los Angeles real estate right now. Whether marketed as a selling feature or used for auctioning off an actual house, these unique works of art are guaranteed attention-grabbers.

1250 Hillside Avenue is the latest estate to tout a collection of NFTs, including a completed set from street artist WhIsBe’s “Vandal Gummy” series — one of only four in the world and valued at $1 million. While the NFTs are being sold separately, prospective buyers who tour the four-bedroom, six-bathroom new build will be able to catch a glimpse of the innocent-until-proven-guilty gummy bears, which are currently on display in digital art frames by Netgear.

Priced at $17,995,000, the 9,418-square-foot home is listed by David Parnes and James Harris of The Agency, stars of Million Dollar Listing Los Angeles. It was designed by award-winning architect Hagy Belzberg and features a “runway-style” driveway that reaches 30 feet above street level, providing sweeping city views.

1250 Hillside Avenue showcases unusual angles, with the upper level protruding over the lower level to create a partially-shaded motor court and outdoor bar. Next to the three-car garage is an automobile turntable and a verdant living wall to mark the primary entrance.

Inside, the double-height foyer leads to an open plan entertainment area with a temperature-controlled glass wine cellar for exhibiting your rare vintages. Here, there’s a formal living room and dining room, a custom-designed kitchen (one of two throughout the house), and a cozy fireside lounge — all open to the sprawling outdoor space.

The jaw-dropping ensuite is appointed with an oval-shaped soaking tub with views of downtown and a walk-through shower that Parnes says “fits 20 [people].” A stone slab with veining that resembles a melting heart is fused with a bench if you care to monitor the traffic situation while you rinse off.

Described as a “private speakeasy,” the lower level is clad in dark leather and walnut paneling. Equipped with a bar, movie theatre and game room, it’s an entertainer’s paradise that can also be used as a nightclub.
