Gird your loins for another High Line project at 188 11th Avenue.
The 20-story, 33-unit “Chelsea Skybox” will rise, all heroic-like, on the corner of 11th Avenue and West 23rd Street. Beyer Blinder Belle is the architect of record for the mixed-use project, according to a plan exam application filed November 18th.
Israeli investor Jonathan Leitersdorf bought the prime development site from hotelier Richard Born in 2011, the New York Post reported. The closing was on a long-term ground lease covering two buildings. Leitersdorf and partner John Jacobson envisioned the new development as an event space along with high-end loft rentals, according to the Post.
So what can we expect from the 74,050-square-foot project across from Chelsea Piers? Roughly 15,000 square feet of retail space spread across the first, third and fourth floors. Apartments start on the second floor, with full-floor units from the seventh through 20th floors. The building will be topped with a recreation roof deck, complete with a swimming pool.
A demolition permit was filed May 17th for an existing two-story building on the site.
The Chelsea Skybox project will be down the block from the Annabelle Selldorf-designed Sky Garage at 200 11th Avenue. So many skies, so little time!
