A duo of historic brick buildings on the far east side of Toronto’s Annex neighbourhood could be the focal point of a newly proposed mid-rise condo building.
Earlier this month, a zoning by-law Amendment application was submitted to city planners to build a nine-story mixed-use development with 44 units at 110-116 Avenue Road. The architect assigned to the project, Richard Wengle Architect Inc, has worked on other nearby new condo projects, including 10 Prince Arthur and 89 Avenue, Yorkville.
The development site is on the east side of Avenue Road south of Davenport Road between Tranby and Bernard avenues. The site spans roughly 1,398 square metres, comprising four land parcels that are designated under Part V of the Ontario Heritage Act as part of the East Annex Heritage Conservation District, according to the application’s planning rationale.
A two-and-a-half-storey semi-detached brick building, built in 1890-1891, occupies 110 Avenue Road. The structure is inhabited by a commercial unit for an Engel & Völkers location on the ground floor, in addition to two residential rental units. Next door, 112 Avenue Road makes up the other half of the semi-detach on the building’s northern side, and is home to a vacant commercial space and a singular rental apartment.

Surface parking and a rear yard also occupy the lot. The properties at 116 and 114 Avenue Road are now vacant, having been demolished after a 2014 fire.
If approved, the new development would see the creation of 44 residential units, including two three-bedroom townhouses fronting onto Tranby Avenue. The breakdown would include 13 one-bedroom, 11 two-bedroom and 20 three-bedroom suites, which would be tenured as condos. The homes would range between 624 square feet and 1,291 square feet.
The existing street-facing elevations of the 110-112 Avenue Road properties would be “partially conserved in situ” and a new building component constructed above. Two commercial units and a pedestrian entrance lobby would be created on the ground floor facing Avenue Road. A valet room, bicycle parking and building utility rooms would also share the ground level.

Walk-up entrances to the three-bedroom townhouse units would be created off of Tranby Avenue, along with a one-way vehicle access route and a rear yard that would provide a pedestrian walkway connection between Tranby and Bernard avenues. Approximately 2,212 square feet of indoor and outdoor amenity space would be provided in the development, including a terrace on the ninth floor.

In a one-level underground parking garage, 64 spaces would be provided via a series of double-height car stackers. Forty-five spots for bicycles are also slated for the development.
