Despite challenges brought on by the COVID-19 pandemic throughout 2020, developers are looking to the future with a series of proposed residential projects for Yonge Street. Along Toronto’s most iconic street, there have been eight newly proposed condo developments in 2020, ranging from boutique mid-rises to collosal high-rise towers.
Based on all of the new Toronto developments added to BuzzBuzzHome so far this year, here we showcase those eight newly proposed projects below.
372 Yonge Street Condos

Type and size: Condos, 406 units and 74 storeys
One of the tallest buildings proposed so far this year, the application for 372 Yonge Street proposes constructing a 74-storey high-rise near Yonge Street and Gerrard Street East.
The building’s podium would include the principal facades of three existing buildings, plus the restoration of the 378 Yonge Street heritage building, formerly 1929 Dominion Bank. Two two-storey revels on the 10th and 43rd level would break the tower into three portions.
6080 Yonge Street Condos

A North York shopping plaza with surface parking is set to be repurposed into a mixed-use development spanning 218,507 square feet of gross floor area.
Retail and service space would be built fronting onto Yonge Street, next to a residential lobby entrance and seven grade-related townhouse units looking onto Homewood Avenue. A three- to seven-storey L-shaped building would form the structure’s base below a taller, rectangular tower portion.
2674 Yonge Street Condos

This mid-rise building proposed north of Yonge and Eglinton would cover three existing municipal lots, which are occupied by a three-storey rental building and vacant land where a now-demolished funeral home once stood.
Architectural inspiration was taken from the former funeral home to create this nine-storey building, designed by Studio JCI Architects, such as the stone arch entrances. If built as proposed, the development would also incorporate an expansion of Snider Parkette and a publicly-accessible walkway.
510 Yonge Street Condos

This 59-storey proposal pitched for south of Yonge Street and Wellesley Street West would deliver 500 residential suites, including 19 replacement rental units.
A four-level underground parking garage, plus ground-floor retail space and a community hub would also be constructed. The developer, Kingsett Capital, is behind another major high-rise proposal put forward this year, a 61-storey rental tower at 700 University Avenue.

3180 Yonge Street Condos

On the southwest corner of Yonge Street and Woburn Avenue, 12 two-storey properties could make way for this mid-rise condo development designed by Richard Wengle Architect Inc.
The building’s ground-floor would be shared by five commercial units with visual storefronts and separate entrances, in addition to a concierge area and amenity space. A variety of unit sizes have been proposed to accommodate different household sizes, including multi-generational families and those with children.

4050 Yonge Street Condos

Markham-based Gupta Group submitted revamped plans earlier this year for a two-tower project that would encompass residential, hotel, retail and office uses. The proposal, which would be constructed on a 3.2-acre site near Wilson Avenue and Yonge Street, would also provide connections to the TTC and local GO bus station via the podium that would join the two high-rises together.
The previous project submitted to the city in 2015, called Yonge Park Plaza, originally envisioned a seven-storey office condominiums building with a hotel and retail component.
2323 Yonge
Developer: RioCan Living

Type and size: Rentals or condos, 380 units and 37 storeys
Just north of the Yonge and Eglinton intersection, RioCan Living has proposed a high-rise residential tower. If approved, the structure would replace an existing 1960s office building with ground-floor retail. It’s not clear yet whether the tower would provide rental or condo units and the developer has previously worked on both housing types.
In addition to its 380 suites, the proposed building would include indoor-outdoor amenity space, a two-level underground parking garage, ground-floor retail space and approximately 70,998 square feet of office area. Curved windows with alternating patterns and contrasting flush windows designed by architecture firm DIALOG would help to break up the exterior.
M2M Phase 2

Last month, a site plan approval application was put forward to construct the second phase of M2M Condos, located at 5799-5915 Yonge Street.
The application seeks to build two mixed-use towers that would top out at 34 and 40 storeys, joined by a shared podium and housing a total of 856 residential units. A new community centre and childcare facility are also included in the second-phase proposal.
