The latest development proposed for the 61.5-acre Ponte Vista community in Northwest San Pedro is a collection of 212 three-story townhouses with attached garages.
A development application recently submitted to Los Angeles City Planning by Harridge Development Group calls for the construction of 10 buildings in Subarea 6 of the Ponte Vista specific plan. Designed by WHA Architects, each structure would contain four to nine attached townhouse units, exemplifying California Modern or Early California Modern-style architecture.

Adjacent buildings would showcase differing architectural styles to create an attractive streetscape. Even buildings designed with the same aesthetic would have slight variations, from front door color selections to window and door placements.
Prospective buyers would have six distinct floorplans to choose from, ranging from 1,275 to 1,664 square feet. The three-story homes would include two to four bedrooms and up to three-and-a-half bathrooms, with many offering first-floor flex spaces or guest bedrooms.

All residences would have an attached one- or two-car garage in either a tandem or side-by-side layout and select floorplans would boast a private balcony off the great room. There would even be a floorplan option for a live/work unit with a first-floor flex space that features an Americans with Disabilities Act (ADA) compliant bathroom.
In addition to each home’s attached garage, there would be 20 uncovered parking spaces for residential use and 53 uncovered parking spaces reserved for guests. Although it was not explicitly mentioned in this development application, others within the Ponte Vista specific plan have indicated that the community will tout a 2.4-acre public park, a clubhouse, swimming pool and spa, event lawn and a fire pit lounge.

Livabl has previously reported on Taylor Morrison’s proposal for 131 townhouses in Subarea 5 and KB Home’s 79 single-family home development in Subarea 3, which has since been identified as Skyview at Ponte Vista. Other communities slated for the specific plan include Westport at Ponte Vista by KB Home and The Estates at Ponte Vista by Emerald Homes.
The project site, located at 26900 S. Western Avenue, was formerly used for military housing. Known as The San Pedro Naval Housing Complex, the now-razed development featured 245 residential units and was completed in 1964. It was shuttered in 1997 in conjunction with the closure of the Long Beach Naval Shipyard and has sat vacant for over 20 years.
If approved, future residents of Harridge Development Group’s new townhouse development would live in proximity to several public and private schools, golf courses, grocery stores, big-box retailers and nature preserves. Historic Downtown San Pedro is a quick, 10-minute drive away, home to museums, restaurants, breweries, art galleries and a renowned fish market.
