The Kipling Transit Hub has been a draw for developers as of late.
In September, over 1,140 new homes across four towers were proposed just steps from the Etobicoke transit station, which provides connections to the TTC, GO Transit and MiWay systems. Another nearby application submitted in November intends to redevelop the existing Six Points Plaza mall into four mixed-use blocks with 2,130 residential units.
Now, another high-rise tower could be joining the neighbourhood’s collection of projects.
In mid-December, an official plan and zoning by-law amendment application was submitted to build a 52-storey mixed-use development with 572 units at 5251 Dundas Street West. The developer, CentreCourt, is known for several buildings across Toronto, including its recently-launched 252 Church project and transit-oriented WestLine Condos development near the Sheppard West TTC station.
The development site in question is located on the southwest corner of Dundas Street West and Aukland Road, just west of Kipling Avenue. At the southeast end of the site, a surface parking lot for the Kipling Transit Hub abuts the property. The proposed 52-storey building would consist of a 48-storey tower element on top of a four-storey podium. Approximately 202 square metres of retail space would be included on the ground floor, along with a concierge area, mailroom and elevator lobby.
“The proposal represents an opportunity to redevelop the subject site with a new mixed-use building with convenient access to higher-order transit in an area designated for growth,” reads the application’s planning rationale by Bousfields Inc.
The proposed building will be located parallel to Dundas Street West. At the north corner of the site near Auckland Road and Dundas Street West, a plaza with enhanced unit paving, landscaping and a stepped seating feature would be added to enhance the public realm.

Of the 572 units proposed, the breakdown would include 424 one-bedroom, 92 two-bedroom and 56 three-bedroom units. The units, tenured as condos, would range from 549 to 904 square feet in size.
A total of 1,462 square metres of amenity space will be provided in the project on floors three and five, the majority of which would be reserved for indoor use.
Forty-three parking spaces would be provided, along with 362 short- and long-term bicycle parking spaces, across two levels of underground parking. The parking garage would be accessible from a garage ramp connected to Auckland Road
In the neighbourhood, construction at Cypress at Pinnacle Etobicoke is expected to reach completion this month, while registration is open for The Kip District Phase 3.
