In North York’s Willowdale East neighbourhood, a corner lot could be the future site of a new midrise condominium community.
Last month, a zoning by-law amendment and site plan approval application was submitted to city planners to construct an eight-storey residential development at 105 Sheppard Avenue East. The developer behind the proposal, Trulife Developments, has produced other projects in southern Ontario, including The Summit in Huntsville and 8188 Yonge Condos in Vaughan.
The 0.36-acre development site in question sits on the south side of Sheppard Avenue East, bordered by Leona Drive on the eatsern side of the lot. The area contains three separate land parcels, occupied by a single-family detached home and a sales office.
Designed by ZO1 Architects, the residential building would house 64 residential units and rest above a two-level parking garage with 56 vehicle spaces that is accessible by a ramp on the southwest side of the property. The suites would consist of nine bachelor units, 39 one-bedroom, 14 two-bedroom and two three-bedroom residences.
The residential lobby, along with the mailroom and ground-floor residential suites, would occupy the first floor. An indoor and outdoor amenity space with rooftop access would be built on the seventh floor. In total, the condo development would span 47,081 square feet of gross floor area.
In the neighbourhood, registration is underway for the 4800 Yonge Street and 181 East condo developments.
