A seven-story, 75-unit development is brewing at 94 North 3rd Street in Williamsburg, courtesy of Hudson Companies.
The block-through, mixed-use development will consist of two connected buildings fronting North 3rd Street and Metropolitan Avenue, with a landscaped courtyard in between, according to Hudson’s website. Located between Berry Street and Wythe Avenue, the units will be a mix of studios, one-bedrooms and two-bedroom apartments, with 20 percent of the residences reserved for affordable housing. Select homes will feature private terraces.
Permits were filed in September 2014 for a new 70-foot-tall building, with Marvel Architects as the architect of record, YIMBY reported. There would be 14,652 square feet of ground-floor commercial space and 58,588 square feet of residential. The Schedule A filing indicates a “North Wing” and “South Wing” for the project.
Although the complex is still in the planning stages, the facade will tentatively have cement-panel and brick, with exposed steel at the retail level as a nod to the neighborhood’s industrial history.
Amenities will include a doorman, concierge service, gym, lounge, underground parking, bike storage and private storage. Residences will also have access to common terrace space “equipped with gas grills and tables for dining.”

The new development would rise on several combined lots (see screenshot above), replacing several warehouses on the block. Demolition permits were filed in February for one-story structures at 84 North 3rd and 92 North 3rd. Also due for destruction are 113 Metropolitan Avenue and 117 Metropolitan Avenue, with permits filed in early March, Bedford + Bowery reported. 113 Metropolitan was home to motorcycle garage and storage facility Motorgrrl, which caters to female riders. Motorgrrl owner Valerie Figarella told B+B that her landlord, Anthony Tristani, had other plans for the garage (Motorgrrl has since moved to 42 Dobbins Street in Greenpoint).
The Tristani family has owned all four properties at North 3rd and Metropolitan since at least 1985, according to Department of Finance records. The four demolition permits were filed listing Anthony Tristani as a developer, but with a Hudson email address. Plus, the current version of the plan exam application lists Sally Gilliland of Hudson.
