Altree Developments has submitted another proposal for a mid-rise project near Kingston Road, making this the third development that the company has put forward in the last eight months for Scarborough’s Birch Cliff and Cliffside neighbourhoods.
In late March, the Toronto-based developer submitted a zoning by-law amendment application to city planners to construct a 12-storey residential building with 427 new units at 54, 58, and 62 Glen Everest Road. Last year, the developer also proposed a nine-storey condo building at 1615 Kingston Road in October, and an 11-storey condo project at 2151 Kingston Road in September.
This time, the building site in question is located on the north side of Glen Everest Road, which frames the lot to the east in a north-south direction. Kingston Road borders the site’s western side, and is separated from the lot by a large boulevard that forms part of the Kingston Road right-of-way passage along the roadway, the application’s project rationale by Bousfields Inc. explains. Surface parking areas and three low-rise rental apartment buildings with a total of 68 units currently occupy the irregularly-shaped building lot, which spans approximately 55,662 square feet.
The proposed new mid-rise building would see the creation of 427 condo and rental units, which would be broken down into eight studios, 212 one-bedroom, 163 two-bedroom and 44 three-bedroom residences. Sixty-eight units would be set aside as rental replacement suites for the apartments currently on the site. The other 359 residences would be condos, the planning rationale says.

Encompassing 338,094 square feet, the mid-rise building would consist of various architectural setbacks and split levels to accommodate the minor land grade differences. Level zero would house eight grade-related units facing Glen Everest Road, while the entrance lobby would provide access from the building’s western frontage.
Entrances to additional grade-related units facing Kingston Road would also be incorporated on Level One, in addition to individual entrances to two more units and an outdoor amenity area. Terraces, along with inset and regular balconies, would be incorporated throughout the building’s exterior.
The mid-rise would house 14,498 square feet of both indoor and outdoor amenity space. Indoor amenity facilities would be added on the sixth and seventh floors, with an adjacent outdoor amenity terrace located on the rooftop of the sixth level.

A two-and-a-half level parking garage would provide 355 parking spaces with access from Glen Everest Road and Aylesford Drive, which is situated north of the property. A total of 321 bicycle parking would also be available for long- and short-term parking uses.
