In the northeast corner of The Annex neighbourhood, a surface parking lot could become the future location of a unique, mixed-use development.
In September, a rezoning application was submitted to city planners to construct a seven-storey building at 361 Davenport Road. The proposed building would house 16 residential suites, plus office space on the ground floor and a one-level underground parking garage.
The development site in question is located on the southwest side of Davenport Road and Dupont Street. Spanning 4,333 square feet, the trapezoid-shaped lot is accessible by a curb depression on the southern portion of the front property line and a private laneway running along the north property line. The site is currently in use as a paved surface parking lot for neighbouring businesses.
The proposed development would cover a total gross floor area of 16,888 square feet with a maximum height of 98 feet with the mechanical penthouse. A mixture of building materials and textures would be used to break up the building’s exterior, such as aluminum brise soleil on the three-storey base building fronting onto Davenport Road.
Approximately 645 square feet of office space would be incorporated at-grade, fronting onto Davenport Road. The same floor is shared by a residential lobby, which is also accessible from Davenport Road, plus the garbage room and an indoor bicycle storage area.
Of the 16 units proposed, six one-bedroom, nine two-bedroom and one three-bedroom units would make up the balance. Suite sizes would range from 538 to 1,571 square feet, according to the application’s data sheet.
A one-way driveway along the west and south property lines would lead to an automatic underground parking elevator, housing 16 parking spaces by a double-stacked parking system. Sixteen stacked bicycle spaces would also be added near the rear entrance facing the driveway.
In the neighbourhood, registration is open at 321 Davenport Condos, while construction is expected to wrap up soon at Annex Townhouses.
