An apartment building located just a few minutes’ walk from Toronto’s Bloor Street West corridor could be replaced by a high-rise tower with more than double the amount of units.
Earlier this month, a Zoning By-law Amendment application was filed with the City to build a 29-storey residential tower at 145 St. George Street. The developer, Tenblock, is also known for its collaboration with Tribute Communities on Y&S Condos near Yonge Street and Eglinton Avenue East.
The development site is located at 145 St. George Street on the northeast corner of St. George Street and Prince Arthur Avenue, just north of Bloor Street West. The approximately half-acre lot is occupied by a 12-storey rental apartment building with 130 units, along with surface and underground parking.
The proposed tower would house 341 residential units, 130 of which would be rental replacement units for the existing building that occupies the site. According to the application’s project data sheet, the tenure of the remaining 211 suites is undecided at this time. Information on a developer-made website for the 145 St. George Street proposal, which was picked up by an UrbanToronto forum last week, explains that tenants who live in the building when the application is submitted will have a right to return to one of the new rental replacement units.
“Steps away from the St. George Subway Station, this property provides an exciting opportunity for Tenblock to provide new residential units to our growing city and a stronger connection to our public realm,” says the developer’s website.
The breakdown of the 341 residential units would consist of 72 bachelor suites, 196 one-bedroom, 50 two-bedroom and 23 three-bedroom units.
With the residential lobby fronting onto St. George Street, the ground floor would be shared with a 2,121-square-foot indoor amenity space, pet wash facilities, and five residential units facing Prince Arthur Avenue that will each have a private outdoor terrace. A pet run and play area with a canopy would be located at the north side of the building, which would be contiguous with the Privately Owned Publicly Accessible space slated for the lot’s southwest corner. A public art feature, seating areas and landscaping would also be incorporated into the POPs.
Additional indoor and outdoor amenity space would be included on the tower’s eighth level with screens and “dense planters” to provide privacy from adjacent buildings. Approximately 13,278 square feet of amenity area is said to be included in the new building.
The proposal also calls for 90 vehicle parking spaces, along with 345 bicycle parking spots, in a two-level underground garage.
