A two-storey detached home located at 498 West 26th Avenue could be razed and replaced by a six-storey, wood-frame apartment building.
The proposal would see the existing home demolished and the 941-square-meter (10,130-square-foot) lot rezoned to permit high density residential. The property is located along the Cambie Corridor and is walking distance to the SkyTrain’s King Edward Station, Queen Elizabeth Park and Bloedel Conservatory, BC Children’s Hospital, and the many shops and restaurants along Cambie Street.
Designed by Billard Architecture Inc., the 29-unit apartment would feature a contemporary, mid-rise profile using modern materials and forms that reflect surrounding new residential developments in the community. The exterior would be clad in natural materials such as wood and brick to create a cohesive streetscape with the other new developments popping up along Cambie Street.
The design’s most eye-catching characteristics are the vertical glass and metal fins on the north and west elevations. The colourful accents seem to rise from the ground like ribbons or an air dancer flowing in the wind.
“The design provides a bridge from the mid-century style of the nearby single-family homes in the neighbourhood to the sleek new mid-rise multi-residential developments in the neighbourhood, creating a cohesive feel for the area,” reads the design rationale.
“Using the monarchy as an inspiration, the weight of black brick is used to reference strength and history while the expanse of glass and vertical white metal and coloured glass fins speak to the jewels of the crown and the Queen herself.”
Low-maintenance, hardy, local planting would be used to create green spaces and pathways, while strategic lighting would enhance the surrounding landscaping and help create a safe and welcoming environment.
Inside, units would consist of 11 one-bedroom, 15 two-bedroom and three three-bedroom suites. Residents would have access to indoor and outdoor amenity spaces including multiple roof decks at different levels and a dedicated children’s play area for families.
In the neighbourhood, Marquise was recently completed and offers move-in ready suites at 469 West King Edward Avenue, while construction continues on Park W29 down the road.
