An application submitted by Stuart Howard Architects proposes the construction of a three-storey stacked townhouse development at 502 W 61st Avenue in South Vancouver.
The proposal is being considered under the Cambie Corridor Plan, which enables the construction of new ground-oriented townhouses geared towards families in neighbourhoods off major streets. The Plan identifies over 1,100 single-family lots for townhouses, creating opportunities for up to 8,200 units of this housing type.
If approved, the Stuart Howard proposal would replace an existing detached single-family home with a four-unit, three-storey-plus-basement structure on the north portion of the site, and a two-unit, three-storey building on the south end. The development would include 14 spots for bicycle storage and three vehicular parking spaces at the rear with access from the laneway.
Rising to a proposed height of 35 feet, the project would blend into the residential neighbourhood, which currently consists of older bungalows and renovated two-storey homes. There’s also a series of mid-rise condominiums along Cambie Street, just east of the property.
Nearby landmarks include Winona Park, Langara College and the Langara Golf Course. A few minutes south of the neighbourhood is a largely commercial area at Cambie Street and Southwest Marine Drive. The area is dotted with shops, big-box stores and office complexes, along with a handful of high-rise condominiums.
The exterior of the building would feature modern architecture characterized by flat roof lines, brick and stucco cladding, and expansive steel-framed, double-glazed windows.
Inside, the project would house a total of six units including five multi-level townhouses and one single-level garden suite. Available floorplans would range from 877 to 1,214 square feet.
