Known for its nine-figure mega-mansions, Los Angeles’ ritzy Bel Air neighborhood doesn’t often see multi-family development proposals.
But a “rare Bel Air fourplex” that was “originally built in 1947,” according to a now-defunct real estate listing, could make way for a small lot subdivision featuring nine ultra-modern homes at 11370-11374 W. Ovada Place.
A development application submitted to Los Angeles City Planning indicates the three-story homes would be positioned around a central laneway that provides access to each unit’s attached, two-car garage.

Floorplans are set to range from 1,254 to 1,691 square feet with dual primary suites. Each home is topped with a roof deck, offering up to 658 square feet of outdoor living space. Private entryways are situated opposite the garages, providing interior access to the garages or staircases leading to the main floors.
The open-plain main floors feature linear or L-shaped island kitchens, central dining areas, and family rooms with adjacent powder rooms. Upstairs, the residences contain two well-sized bedrooms — each with its own walk-in closet and ensuite bathroom.
Select homes boast a study and an additional bathroom on the third floor. Open-air roof decks include built-in planters and glass balcony guardrails, along with roof overhangs for shade and visual appeal.

Envisioned by Malibu-based Apel Design Inc., the clean-lined exteriors are characterized by light gray plaster, mid-tone gray cement plaster, dark-trimmed aluminum windows, modern garage doors, terrazzo-inspired pavers, and a variety of cladding, louvers, sun shields, screens and other products from architectural eco-technology brand, Geolam.
The project applicant is listed as Victor Joe, affiliated with an LLC bearing the address name. The 13,074-square-foot property was last sold in February 2020 for $2.8 million. The proposed small lot subdivision is located on a dead-end street, surrounded by other mid-rise, multi-family developments, complete with views of The Getty.
If approved, future residents would live near reputable schools, Bel Air Country Club, the UCLA campus and Brentwood Village. There’s easy access to the 405 and a smattering of local restaurants and services along nearby Sepulveda Boulevard.
