One of Toronto’s most popular shopping malls could be getting a master-planned facelift thanks to newly-filed development plans.
Cadillac Fairview and DiamondCorp announced that they have submitted rezoning plans to construct the first phase of a new master-planned community that will “surround and complement” CF Sherway Gardens. The initial plans envision converting peripheral parking lands into a series of retail, residential and office buildings, inclusive of new parklands and streets.

”As we reflect on the history of how CF Sherway Gardens has evolved in the past, we are very excited to plan for its future,” said Wayne Barwise, executive vice president of development at Cadillac Fairview in a press release. “The Master Plan vision will help urbanize, enhance and create a thriving new mixed-use community.”
The development’s first phase would be located on the north side of the shopping mall fronting onto The Queensway, consisting of 1.28 million square feet of mixed-use development. Four new buildings ranging from 30 to 45 storeys would be constructed, two as condo buildings and two for purpose-built rental housing.

The first phase would also deliver a new public park and an internal pedestrian urban plaza, plus a landscaped zone with a multi-use path, seating and plantings along The Queensway.
At the time of publication, the newest official rezoning documents for CF Sherway Gardens have not been made publicly available on the City of Toronto development portal. An official plan application was originally submitted for the shopping mall back in July 2019, which proposed 2,382 units across three phases of development.
