A strip of since-demolished apartment buildings and bungalows in MacArthur Park could be replaced by a co-living development comprising 110 units.
Real estate investment and development company Six Peak Capital is behind the proposal, which was submitted to Los Angeles City Planning on Wednesday. Six Peak Capital focuses on co-living and multi-family developments and has a similar project under construction in East Hollywood.
Located at 2859-2877 Francis Avenue, the proposed eight-story apartment complex would include 11 affordable units for extremely low income households. The project is a nine-minute walk from Wilshire/Vermont station, making it eligible for Tier 3 Transit Oriented Communities (TOC) incentives. Consequently, only 58 parking spaces would be provided within a single-story underground garage that would also house 90 bicycle parking spaces.
There would be a wide array of floorplans, including 12 studios, four one-bedroom units, 16 two-bedroom units, 26 three-bedroom units, 25 four-bedroom units, and 27 five-bedroom units. Apartments intended for co-living would have private ensuite bathrooms and shared common areas.

The ground floor would feature a lobby and mailroom, adjacent rec room, bike repair station, and an indoor common space that would open onto a central courtyard. A sprawling rooftop terrace would provide nearly 11,000 square feet of outdoor space, although specific design elements have not yet been revealed.
Renderings were not included in the project proposal, but rudimentary architectural drawings indicate that the building’s exterior will be clad in stucco and fiber cement panels with concrete columns framing the entrance. 2859-2877 Francis Avenue is being designed by Los Angeles-based architecture firm Gruen Associates.
Future residents of the co-living development will live in proximity to Koreatown and Downtown Los Angeles. The neighborhood offers vast culinary diversity, touting Korean, Salvadorian, Thai and Chinese restaurants. There are nearby schools, grocery stores and parks, and the vibrant Wilshire/Normandie corridor is only a mile away.
