A prominent Toronto condo developer has a plan in the works for a mixed-use project between two Bloor Street subway stations.
Earlier this month, an Official Plan Amendment and Rezoning application was submitted to city planners to construct a 13-storey residential and commercial building at 3100 Bloor Street West. Tridel, the builder behind the development, is currently working on a master-planned community in the downtown core, Tridel at the Well.
The 1.6-hectare site in question sits on the northwest corner of Bloor Street West and Montgomery Road. According to the planning rationale, prepared by urban planners Bousfields Inc., an above-ground section of the TTC Line 2 subway line runs through the northern segment of the property. The site is situated 318 metres west of Royal York Station, about a four-minute walk, and east of Islington Station. However, no development has been proposed for the land north of the tracks. The subject site would consolidate five properties, including three two-storey detached residences, surface parking lots, and a one-storey commercial building occupied by a used car dealership.
The U-shaped midrise building would house 319 residential units covering a total gross floor area of 444,969 square feet. Approximately 4,771 square feet of non-residential space would be added at-grade fronting Bloor Street West. Kirkor Architects envisions a contemporary exterior, showcasing a distinguished, curved lobby entrance on the eastern corner of the property.
“The contemporary mid-rise building, designed by Kirkor Architects, takes advantage of the significant depth and dual frontage of the subject site to provide an attractive and distinctive new building that contributes to the continued investment into the Etobicoke Centre, with a built form that protects the on-site natural heritage features and is compatible with the surrounding context,” explains the project’s planning rationale.
Ground-floor residences will be located on the eastern and western portions of the property, flanking an internal two-way driveway that joins in from Montgomery Road and leads to the multi-level underground parking garage. Across the building, 89 one-bedroom, 31 two-bedroom, 183 two-bedroom-plus-den, and 16 three-bedroom units will be included, plus 449 vehicle parking spaces, and a mix of terraces and balconies throughout.
In the neighbourhood, construction carries on at the 44-storey Bloor Promenade, while registration continues for United Kingsway Condos at Prince Edward Drive North and Bloor Street West.
