Known for its beaches, shops and greenspace, Kitsilano is also an active Vancouver neighbourhood for new construction homes. Currently there are nine new residential developments in Kitsilano that are planned, under construction or recently completed according to BuzzBuzzHome, most of which are condo developments.
Another condo project could be joining the mix thanks to development documents recently made available by the City of Vancouver.
A new four-storey, mixed-use building has been proposed just east of Macdonald Street and West Broadway at 2518-2582 West Broadway in Kitsilano. The developer on the project, Shato Holdings Inc., has also collaborated on the now sold out Tsawwassen Springs with Talisman Homes in Delta.
The 2,273 square-metre development site is located at the southeast corner of West Broadway and Trafalgar Street. A series of one- to three-storey buildings fronting onto West Broadway currently exist on the site, which are used as commercial property and six rental housing units. Surface parking area also inhabits the site.
“The site is located on a prominent commercial corridor and is well known for being bustling with pedestrian activity, while also serving as a major east-west arterial through the City,” reads the application’s development context.

“The character of the street is defined through the provision of uses at the street level that promote pedestrian activity, including restaurants that spill onto the sidewalks, canopies that provide weather protection, enhanced landscaping, and various forms of outdoor seating intended for both commercial users as well as those passing by,” it adds.
If approved, the site would be replaced by a new four-storey building spanning 5,760 square metres. The ground floor of the low-rise structure would be occupied by retail space and six rental replacement dwelling units facing Trafalgar Street. The rental units would entail five one-bedroom and one two-bedroom suites.
Above, the second to fourth levels would house 57 strata residences, broken down by eight studios, 37 one-bedroom, nine two-bedroom and three three-bedroom units. A variety of housing choices would be made available for a mix of households, including “younger households and families while maintaining the character of the area.” Enclosed and open balconies would also be integrated in the design.
IBI Group, who is assigned as the architect for this development, has also worked on numerous Vancouver condo projects, including 1335 Howe and Cambie Gardens.

A total of 10,143 square feet of commercial space is proposed for the building, which may include a retail shop, a restaurant and other service-oriented businesses according to the application’s documents. Based on the development’s architectural drawings and renderings, the rooftop would include outdoor amenity space with treed landscaping
A two-level underground parking garage with 103 spaces and long-term bicycle parking would be provided for the lot, accessible by a laneway. Short-term bicycle parking will be added at the street level.
The development application was received by the city in July 2021, and was published this week. Public comments regarding the proposal will be accepted up until April 8th.
