Rosedale is one of Toronto’s oldest and most affluent neighbourhoods. While the area is best known for its historic brick homes and ample greenspace, the community has seen a handful of new construction condo projects sprout up in recent years.
The six-storey Hill and Dale Residences development near Yonge and Roxborough streets is one of the neighbourhood’s more recent builds, having finished construction in early 2019, according to BuzzBuzzHome. Developed by Oldstonehenge, the building is located between the overlapping Summerhill and Rosedale neighbourhoods.

The largest of its three penthouses — Penthouse Two — sold on April 17th for $11.6 million, which works out to approximately $2,900 per square foot. According to information on Redfin, the suite was listed in early March for $12.8 million after a period on the market in October 2020.
The penthouse’s listing agent, Paul Johnston with Right at Home Realty Inc., told Livabl that the seller purchased the pre-construction suite as a “shell,” which they customized themselves with the help of Chapi Chapo Design Inc. and Studio JCI.

The two-storey, 4,000-square-foot suite provides a host of Rosedale-worthy fixtures and fittings, including three outdoor spaces and a private rooftop pool. Large windows paired with 12-foot ceilings help to make this suite feel bright and open throughout its three bedrooms, four bathrooms, media room and den.
The main living area features a custom light fixture above a “dramatic” fireplace and a sliding door entry to the west-facing terrace. According to Paul Johnston’s listing, Penthouse Two is the only suite in the building that has both east and west exposures.

The kitchen is tucked off of the living room, showcasing custom white oak millwork, a walk-in pantry, stone countertops and Gaggenau appliances. A handy dumb-waiter allows you to easily send drinks and snacks to and from the rooftop terrace.
