In Lytton Park, just north of the Yonge and Eglinton intersection, a Toronto developer has proposed a 127-unit residential development on a corner lot on Yonge Street.
Last week, a zoning bylaw amendment application was submitted to city planners to build a nine-storey mixed-use project with 127 total residential suites at 2674-2704 Yonge Street.
Covering 25,747 square feet in area, the rectangular development lot sits on the west side of Yonge Street at the southwest corner of Alexandra Boulevard and Yonge Street, and adjacent to Snider Parkette. The site covers three municipal lots, currently occupied by a three-storey brick rental apartment building with 31 units and a portion of vacant land where a commercial building used by a funeral home was previously demolished.
“Inspired by key architectural elements of the former funeral home, notably the stone arch entrances, the proposed built form massing and expression conceived by Studio JCI Architects has a timeless quality with simple geometry that is rich in texture, detailing and materiality,” explains the application’s cover letter, written by Triage Development Corp.
The proposed development would span 118,070 square feet in gross floor area, with 4,497 square feet dedicated to amenity space. Approximately 2,961 square feet of indoor amenity space would occupy the ground and seventh floors, with the remaining 1,536 square feet reserved as outdoor amenity area on the seventh level. Retail space fronting onto Yonge Street would encompass 6,092 square feet of the ground floor with two street entrances.
A total of 127 units would be included in the building, including 40 new one-bedroom, 40 two-bedroom and 16 three-bedroom suites. The application did not specify if both condos and rentals would occupy the new building, but it did state that thirty-one of the units would be dedicated replacement rental apartments, with the same composition of 23 one-bedroom suites and eight two-bedroom units located throughout the second and third floors. Three ground-related townhomes would also be included. One-, two- and three-bedroom suites would have an average size of 586, 776 and 1,055 square feet, respectively.
In addition to the proposed building, the application seeks to expand Snider Parkette, and provide a publicly-accessible walkway and open space adjacent to the building’s south side.
A two-level underground parking garage would house 82 parking spaces, 68 of which would be reserved for residential use. A total of 130 bicycle parking spots would also be included in the development.
In the neighbourhood, registration is open for 250 Lawrence Condos, while construction continues on The Winslow Condos.
